0. Programming: Discover What’s Possible
Goal: Understand your needs by defining what success will look like by establishing clear goals for budget, schedule, and quality.
Deliverable: A list of spaces and sizes that make up the Building Program (summary of goals, spaces, and needs).
Before pen meets paper, we listen. In programming, our team works with you to identify what matters most: your goals, challenges, and priorities for the future. Together we define how much space you need, how it should function, and what success looks like. This clarity sets the direction for everything that follows.

1. Schematic Design: Shape the Vision
Goal: Create the initial floor plans and both interior and exterior forms for your project.
Deliverables: Schematic floor plans, exterior and interior renderings, and an updated construction cost estimate.
This is where ideas start to take form. Using what we learned during programming, our design team creates early layouts and sketches that become a 3D Model of your space to explore how your building will look and feel. Collaboration is key during this phase. You’ll see your project come to life and provide feedback multiple times during this phase.

2. Design Development: Define the Details
Goal: Refine the design with real-world details, materials, and building systems.
Deliverables: Detailed drawings, specification outline, updated cost estimate.
At this stage, schematics become reality. We refine the design with materials, finishes, and systems that bring it to life. Our team coordinates with engineers, consultants, and builders to confirm that every decision aligns with your schedule, budget, and quality of systems selections. The result is a clear and detailed design ready for documentation.

3. Construction Documents: Prepare for the Build
Goal: Documentation and communication of the design into clear, complete instructions for construction.
Deliverables: Full set of construction drawings and specifications with an updated construction cost estimate.
This is where precision matters most. We prepare a complete set of documents that contractors rely on to price, permit, and build your project. Every dimension, material, and system is clearly defined. Strong documentation ensures accurate bids and smoother construction from start to finish.

4. Bidding: Select the Right Builder
Goal: Choose the construction partner who will bring the design to life.
Deliverables: Bid analysis and contractor qualification selection support.
We help you find the right construction partner for your project. Whether through a negotiated or competitive process, our team reviews bids, answers questions, and helps you make an informed decision. The right team sets the stage for a successful build.

5. Construction Administration: Bring It to Life
Goal: Deliver the finished project on time, on budget, and as designed.
Deliverables: Field reports, updates, punch list, final walkthrough.
This is where the vision becomes reality. Our architects visit the site, review progress, and ensure construction aligns with the design intent. We address questions, coordinate with the contractor, and confirm that the finished project meets your expectations. Once the punch list is complete, you can step into a space that is fully your own.
